Proposed Zones

On December 14, 2010, the project team presented the proposed new zones to the City Council and Planning Commission at a joint study session in Council chambers. Zones are a critical part of the Land Use and Development Code in that they establish the areas in which different regulations will apply (for example, residential zones, mixed-use zones, and commercial zones). The proposal is to replace all but the established neighborhood (EN) zones in the current LUDC. The new zones are designed to implement the City's 2007 Comprehensive Plan and to better protect neighborhoods and community character.

ADU Workshop

On May 26, 2010, the City and its consultant team for the Land Use and Development Code Rewrite hosted a public workshop on accessory dwelling units. The workshop was held at the Durango Community Recreation Center, Eolus and Sunlight Rooms, from 6:30 pm to 8:30 pm.
At the workshop, participants heard a presentation on the alternative forms of accessory dwelling units, their potential impacts on neighborhoods, and ways that those impacts can be addressed through regulation. Then, participants used keypad polling to give feedback on whether ADUs should be allowed in their neighborhoods, and if so, whether (and which) regulations should be applied to address the potential impacts of the ADUs.
The results of the polls were provided to the workshop participants “instantly,” and an informal discussion with the participants and project team followed. The purpose of the polling and discussion was to ensure that the proposed regulations for ADUs in the City’s Land Use and Development Code are based on input from the affected neighborhoods.
The meetings and workshop were be led by Cameron Gloss from Design + Planning at AECOM, who brings extensive experience with developing and administering context-sensitive regulations for accessory dwelling units in Boulder and Fort Collins.

First Public Workshop
Posted 3/15/2010The community character and land use workshop was held on Wednesday, March 3, 2010, from 6:30 PM to 8:00 PM at the Durango Public Library. The workshop used a series of posters to convey general information and ideas about land use and its relationship to community character; the “community character continuum” as it relates to Durango; and alternative ways (other than use) to protect and enhance community character.
For residents who have not yet participated in the LUDC update process, this workshop was also used to introduce the project and provide information about the schedule, future workshops, and other ways to participate (e.g., through this web site).
Comments regarding priorities and appropriate vocabulary for discussing community issues were taken through discussions with participants, and in writing on the workshop posters.
City Launches Land Use and Development Code Update Project

The Land Use and Development Code ("LUDC") project officially "kicked-off" on October 13, 2009 with a three-day series of eleven focus group meetings and a community meeting. All events were held at the Durango Recreation Center.
At the meetings, participants got an overview of the history and work program of the LUDC rewrite project, and the consultant team took input from the attendees about land use and development issues, priorities, and values in Durango. The input received at the meetings will provide context for the consultants as they work with the community to draft a new LUDC that reflects Durango's values, priorities, and planning objectives (see Project Library for copies of the City's plans).
